Introduction to the Property

Initially we can show you a range of properties to give you an idea of the values of homes in the area. We will be better equipped to address your particular needs if you provide us with some detail on your requirements. These would include the price range you are considering, number of bedrooms, bathrooms, en-suites, granny flat, swimming pool, etc. It is highly unlikely that any house will meet with your exact requirements, but it will narrow down the number of houses we show you. You can off course browse our PROPERTY PORTFOLIO and see if there is a particular property or properties you want to view or you can come to our office for a virtual tour of the properties.

Offer to Purchase

When you find the home that speaks to you the most, the document you will be required to sign is called an Offer to Purchase or Deed of Sale. Once your offer has been accepted and signed by all the parties this same contract becomes the Sale Agreement, which is then forwarded to the attorneys nominated. Your agent at Greyton Estates will explain the offer and guide you through its terms and conditions including: how the Purchase Price is to be paid over, if the Sale is on condition that a Loan is to be approved, mutually acceptable Occupation and Transfer Dates, Occupational Rent and other Special Conditions.

Remember that an Offer is looked at in its entirety; our agent’s function at this stage is to bring the Buyer and Seller together towards a win-win meeting ground that needs to be recorded in writing as accurately as possible within this document.

Applying for Finance

Bond Origination is a free service and means making use of an independent broker for your home loan application to the bank(s) of your choice. They are able to negotiate excellent interest rates on your behalf, expedite the application, and chart its progress so that you only have to deal with one person, instead of getting lost in the many financial departments where you might be just a number! We have access to a network of bond originators and have experience of which one will be best suited to your circumstances.

Progress

Throughout the process of your purchase we will keep you informed of the progress and inform you if and when further information or signatures are required from you.  We will drive and monitor the different role-players involved in the process to ensure they complete their responsibilities in a reasonable period of time.

Conveyancing fees and Transfer Duty    
Provision for rates and taxes    
Provision for Occupational Rent (Note: there may be additional costs for sectional title properties, as well as Home Owners Association Clearance Levies where applicable. Your attorney will advise you.)
